Homeowners Insurance in Texas
Texas homeowners policies are not interchangeable. Two policies at the same price can carry very different wind/hail deductibles, roof settlement terms and rebuild-cost assumptions. As an independent agency we shop the same home across multiple carriers and show you where the differences actually are.
Who this is for
- Buying a home in Texas and need coverage bound before closing
- Renewing at a big increase and want the market re-shopped
- Had a hail or freeze claim and your carrier non-renewed you
- Older roof, older home, or a carrier that just left the Texas market
What it covers
- Dwelling and other structures (rebuild cost, not market value)
- Personal property, with replacement cost available
- Personal liability, typically $300K–$1M
- Loss of use / additional living expenses after a covered loss
- Wind and hail in most of the state
- Sudden and accidental water damage from plumbing
What it doesn't cover
- Flood and rising water — always a separate NFIP or private flood policy
- Wind in most coastal counties without a TWIA or specialty policy
- Wear, tear, rot, and deferred maintenance
- Earth movement and foundation settling (limited endorsements exist)
- Business property and business liability at the home
The deductible structure matters more than the premium
Most Texas homeowners policies carry a separate percentage wind/hail deductible — 1%, 2%, or 5% of the dwelling limit — alongside a flat all-other-perils (AOP) deductible. On a $400,000 dwelling, a 2% wind deductible is $8,000 out of pocket before a hail claim pays anything. We show you both numbers side by side on every quote instead of just the monthly price.
Homeowners insurance questions Texans ask
Straight answers to the questions we field most often on homeowners coverage in Texas.
- How much homeowners insurance do I need in Texas?
- Enough to rebuild the home at today's Texas construction costs — not the price you paid and not the county appraisal. We run a replacement cost estimate as part of every home quote so the dwelling limit is defensible at claim time.
- Does homeowners insurance cover hail damage in Texas?
- Generally yes, subject to your wind/hail deductible and the roof settlement terms of your policy. Some Texas policies pay actual cash value on roofs over a certain age instead of replacement cost, which can cut a roof claim payout substantially. We flag that term on every quote.
- Why did my Texas homeowners premium go up so much?
- Reinsurance costs, hail and freeze losses, and rebuild-cost inflation have pushed Texas rates up across nearly every carrier. That doesn't mean your current carrier is still competitive — re-shopping at renewal is the point of using an independent agent.
- Can you write a home with an older roof?
- Often yes. Carrier appetite for roof age varies widely, and we carry markets that write homes other agents can't place. Send us the roof age and we'll tell you honestly what's available.
- Is flood damage covered by my Texas homeowners policy?
- No. Rising water is excluded on every standard homeowners policy in Texas — it takes a separate NFIP or private flood policy. We can quote both together so nothing falls through the gap.
- What is a wind and hail deductible in Texas?
- It's a separate, usually percentage-based deductible that applies only to wind and hail losses — often 1% to 5% of the dwelling limit. On a $400,000 home a 2% wind/hail deductible is $8,000 out of pocket before the carrier pays.
- Do I need windstorm coverage through TWIA?
- Only in the designated coastal counties, and only when the private market excludes wind. Away from the coast wind stays on the homeowners policy. We'll tell you which situation your address falls in.
- How can I lower my Texas home insurance premium?
- Raising the all-other-perils deductible, bundling home and auto, documenting a newer roof or impact-resistant shingles, and adding water leak detection all move the number. The largest single lever is usually re-shopping carriers at renewal.
